Job Description
JLL is seeking a Facilities Manager for a client, a premier financial institution to support retail branch locations in Westchester County, NY. The Facilities Manager will be the single point of contact responsible for assigned sites and provide leadership and direction to a team of highly skilled staff in delivering facilities management services in a retail environment.

Essential Functions

Establish and execute strategic direction for operations and maintenance team in alignment with client goals.
Oversee the operational aspects of the properties in a manner which protects, maintains and improves thevalue of the client's sites.Monitor and review preventive maintenance programs.
Support the Regional Manager in the implementation of short and long-term projects for the client.
Develop and implement innovative programs, processes and procedures that reduce short and long term operating costs and increase productivity by working closely with the Facility Management Lead and the client.
Oversee multiple facilities across the region in different functionalities. Portfolio covers the following area: Westchester County, NY.
Inspect buildings routinely to guarantee that building services are at the highest level of quality standards. Portfolio covers the following area: Westchester County, NY.
Lead / assist in site incident investigation, utilize structure problem solving to identify root cause of failures.
Team with Regional Manager to bid and contract for scheduled and operational maintenance and project services.
Oversee the appropriate monthly/quarterly/annual reporting appropriate for the client.
Oversee the development and management of the capital and expense budgets by interfacing closely with the client representative.
Assist with the development and implement the annual management plan for the buildings within the area.
Any and all other duties and tasks as assigned.

Client Relationship Management

Develop and maintain positive relationship with Client Branch Managers and Operations teams.
Primary interface with client representatives.Collaborate to determine client expectations.Ensures delivery of committed services and overall satisfaction with JLL performance.
Demonstrate leadership, responsiveness, and creativity in finding solutions for service delivery.
Conduct Client facilities tours/ site visits as requested.

Supervisory

Manage third-party contractors / vendors engaged in operating and maintaining properties.
Supervise vendor performance during normal and off hours including weekends when necessary
Assist in the procurement of vendors and services as required, assure PO's are issued in an accurate and timely manner.
Validate Invoicing against issued PO's
Matrix management of both technical and administrative staff
Oversee multiple facilities within different functions

Qualifications
Bachelor's degree or equivalent work experience in Facilities Management with management/technical emphasis.
Minimum of 5 yearsof facilities or property managementexperience required either in the corporate environment, third party service provider or as a consultant, retail experience is a plus.
Strong financial management and budgeting skills.
Provensupervisory and organizational ability.
Knowledge of real estate, telecommunications, furniture, accounting and building systems helpful.
Excellent interpersonalandcommunication skills.
Proficient in MS Office, Outlook, MS SharePoint, PRISM, and Computerized Maintenance Management System (CMMS).
Experience in matrix management organization desirable.
Travel to branch locations, required.
